  • Electrical service rough in sized to accommodate up to a 200 amp/3 phase 240 volt service.  No panel or wire pulled.
  • WAPA metered; Water service provided via 1″ pvc pipe with shutoff valve, metered.
  • Phone service, internet and cable television main service rough in pipe provided.
  • Sewage rough in provided via 3″ pvc pipe stubbed out of floor to allow for ADA compliant bathroom to be built.
  • Skylights 3’X11′; 12′ wide X 14′ high, 20 gauge manual rolldown door rated to 165 mph and 3’X7′ hinged steel door and frame complete with all hardware and locks.
  • The roof and perimeter exterior walls are double insulated providing a R-20 value.
  • Full length profile roof vent to provide ventilation;  floor is power trowel finished and sealed to resist staining and dirt absorption.
  • Interior structural metal surfaces are galvanized to provide a durable clean finish that will not rust.
  • Three parking spaces are provided and each Bay is set  to allow for vehicular access to the interior.
  • The Interior of the building is factory painted, complete with 5′ wide eave roof over entry doors to the bays for dry operation with doors opened.
  • An area to the rear of the building is reserved for tenant refrigeration, air conditioning and generator equipment (Warehouse 1).
